Pre-commission cleaning is the flushing, chemical cleaning and dosing of new heating and chilled water systems before a building is handed over — carried out to BSRIA BG 29 and BG 50 on live construction sites and existing buildings.

Day to day you'll be:

Pre-commission cleaning

  • Flushing, chemical cleaning and dosing of new heating and chilled water systems before handover, to BSRIA BG 29 and BG 50
  • Setting up flushing rigs, pumps and temporary pipework
  • Static and dynamic flushing, chemical cleaning, passivation and inhibitor dosing
  • Closed-system sampling and on-site testing
  • Pressure testing and side-stream filtration
  • Building the PCC documentation pack that goes to the client

Water hygiene and L8 compliance

  • Chlorination and disinfection of hot and cold water systems to BS 8558 and BS EN 806-4
  • Cold water storage tank cleaning, disinfection and inspection
  • Legionella, TVC and potability sampling, with proper chain of custody to the lab
  • Temperature monitoring, TMV servicing and testing
  • Showerhead and spray outlet cleaning and descaling, flushing of infrequently used outlets
  • Calorifier inspections and drain-downs
  • Remedial works picked up from risk assessments — dead legs, blending valves, outlet replacements
  • Issuing certification and keeping site logbooks straight

You'll work alongside an experienced engineer from day one. Nobody gets sent out alone before they're ready.

Who this suits

Two kinds of person:

You already work in water hygiene. Tank cleans, chlorinations, sampling, monitoring, L8 compliance. You know the industry and you want to move into the treatment and commissioning side, where the work is more technical and the ceiling is higher.

You have a mechanical background. Plumbing, heating, HVAC, pipefitting. You understand pipework and pumps but haven't worked in water treatment. We'll teach you the water side.

No pre-commission cleaning experience needed. That's the part we train.

What you need

  • Experience in water hygiene, or a mechanical/plumbing/HVAC trade background
  • Comfortable working on live construction sites alongside other trades
  • Genuinely careful with paperwork — on PCC work the documentation is as much the deliverable as the clean itself
  • Turn up on time and do what you said you'd do

Useful, not essential

  • CSCS card
  • Full UK driving licence
  • WMSoc or LCA training

What we offer

  • £28,000 – £34,000 depending on experience
  • Funded training and cards, with a clear route to Pre-Commission Cleaning Engineer and then Supervisor
  • 23 days annual leave
  • Overtime available
  • PPE and tools provided

Pay: £28,000.00-£34,000.00 per year
