Reporting to the Senior Property and Acquisitions Manager, the Junior Commercial Property Manager will support the effective day-to-day management of our national property portfolio, taking responsibility for a range of lease, landlord and tenant, property and site matters.

Initially, you’ll play an important role supporting our Go National programme, helping with property due diligence, landlord consents, planning activity, acquisitions and site handovers. As our network grows, the role will develop into managing day-to-day property matters across our expanded national estate.

About the Role

  • Manage day-to-day commercial property matters across our national portfolio within agreed levels of authority.
  • Maintain oversight of key lease events and critical dates, including rent reviews, breaks, expiries and renewals.
  • Manage routine relationships and enquiries with landlords, managing agents and neighbouring properties.
  • Carry out site inspections and property reviews, identifying issues, risks and required actions.
  • Support property acquisitions from initial assessment and due diligence through to negotiation, completion and operational handover.
  • Coordinate landlord consent applications for alterations, operational changes and new activities.
  • Support property-related planning applications and coordinate information required by advisers and local authorities.
  • Work with external agents, solicitors, surveyors and consultants on property-related matters.
  • Undertake market research, rental comparable analysis and other commercial property research.
  • Maintain accurate portfolio information covering rents, rates, service charges, insurance obligations and lease data.
  • Support property budgets, forecasts, rent reviews, lease renewals, dilapidations and property exit activity.

About you

  • Experience within commercial property, estate management, landlord and tenant, property management or a related environment.
  • A working knowledge of commercial leases and landlord and tenant principles.
  • Strong organisational skills with the ability to coordinate projects and manage multiple property matters at the same time.
  • Strong analytical skills, attention to detail and confidence working with property information and documentation.
  • A confident communicator, comfortable working with landlords, agents, solicitors and internal stakeholders.
  • Good financial and commercial awareness.
  • Strong Excel skills and confidence maintaining accurate property and portfolio data.
  • A proactive approach, with the ability to take ownership of property enquiries and see actions through to completion.
